FAQ

Frequently asked questions

Quick answers to common questions about the Mortgage Calculator.

What does the Mortgage Calculator do?

It estimates your total monthly mortgage payment — principal, interest, property tax, insurance and an optional HOA fee — along with total interest and the loan-to-value ratio.

Is the Mortgage Calculator free to use?

Yes. It's free, with no sign-up, no watermark and no limit on how many times you use it.

Is my financial information safe when I use this tool?

Yes. Every figure you enter is processed entirely on your own device — nothing is sent to a server.

Do I need to click a button to see a result?

No. The result updates instantly as you type or change any field — there's no Calculate button on this tool.

What does "Loan-to-value ratio" mean?

It's the loan amount as a percentage of the home price. Lenders often use this figure — commonly 80% or lower — to decide whether private mortgage insurance is required.

Does this include private mortgage insurance (PMI)?

No. It calculates property tax, home insurance and an optional HOA fee, but not PMI — check with your lender if your loan-to-value ratio is high enough to require it.

What if I don't have an HOA fee?

Leave the "Monthly HOA fee" field at zero — it's optional and simply won't be added to the total monthly payment.

Can I use the Mortgage Calculator on my phone?

Yes. The page is fully responsive and works on mobile, tablet and desktop browsers alike.
